Point Polaris has particular experience, connections and expertise in the fringe CBD and CBD markets. Point Polaris has successfully transacted over $80 million in property for satisfied vendors and buyers over the last 12 or so months across a range of sectors. We are finding there is increased interest from buyers looking for development sites as low interest rates and an improving housing market take effect.

We can provide all or part of the following service outlined below. All our included within the Acquisition Success fee, we just appreciate that every client is different in terms of which aspects they like to keep control of internally and may only require certain parts of this scope.

PROPERTY SOURCING & IDENTIFICATION

  • Our team is constantly researching the market for new real estate development and investment opportunities; and
  • We have an extensive database of on and off market site acquisition opportunities that is regularly updated and replenished.

MARKET RESEARCH

  • We will confirm your acquisition parameters and scrutinise the market to identify a short list of properties that align with your strategy;
  • Undertake research of your preferred locations by looking at the market drivers and constraints, and relevant planning scheme and planning controls;
  • Liaise with real estate agents operating in those locations to confirm recent sales and leasing history, and properties available for sale (both on and off market) to establish comparable sales and leasing evidence; and
  • Research the planning scheme and other relevant planning controls, seek early advice from a town planner that will outline the planning constraints and opportunities that apply to the site(s), including such things as land use, building heights and setbacks, sensitive interfaces, amenity requirements and other public realm considerations.

PRE-PURCHASE DUE DILIGENCE

  • For sites that are shortlisted, undertake due diligence and identify relevant risks such as existing site conditions (e.g. geotechnical, environmental, existing buildings), and obtain written formal advice from a town planner that you can rely on;
  • Reviewing contracts, leases, property title information and other such documents relating to the acquisition; and
  • Provide benchmark advice on likely development costs such as construction costs, authority fees & charges, development contributions (if applicable) etc to inform the development feasibility.

FEASIBILITY AND YIELD ANALYSIS

  • Providing independent feasibility advice to validate your own feasibility assumptions.

CONTRACT NEGOTIATIONS

  • Liaise with the owner and vendor’s agents (if applicable) for the subject property on your behalf; and
  • Negotiate on your behalf the lowest purchase price and most attractive commercial and contractual terms possible.

POST SALE AND SETTLEMENT

  • Where transactions are subject to conditions, we can manage and coordinate purchaser obligations under the sales contract to ensure those conditions are satisfied and settlement is achieved.
