Forestway Shopping Centre was a project to reposition a tired 9,655 sqm neighbourbhood centre to a 22,500sqm super-regional mixed use development with 300 apartments on top. Our client, a large global institution, engaged point Polaris to undertake Development Management and Anchor Tenant Leasing as part of this large mixed use development.
Point Polaris ran a design competition for the engagement of the architect and selected the architect based on design and feasibility outcomes for the respective designs. The management involved how to manage sitting tenants, demolition clauses, enter into new leases and construction staging. We blended the development phase feasibility and hold phase investment models to provide a blended total return equity IRR profile.
